From 2007 to 2009 ADO SA created and maintained a Real Estate Database for properties in Greece, Romania and Bulgaria. There was collection of data from agents, the press and the internet regarding plots and buildings in those three countries for investment purposes. Site visits to plots and buildings were performed in order to evaluate their condition and the possible use of them (buying, renting, leasing etc.).
In 2008 ADO SA was assigned the task of the evaluation of the Platinum Tower in Bucharest that was under construction. It was a high rise building consisting of 11 stories (44m high) and 4 basement levels with a total floor area of approximately 12.000m2 (including basements).
The service consisted of the following stages:
- Preparation of a Technical Evaluation Report to determine the status of the licences and permits of the building complex.
- Assessment of the existing situation of the executed construction works (quantity and quality)
- Study of the existing designs and assessment of the quality and maturity of the contents
- Preparation of special conditions to determine accurately the technical parameters for the quality of the materials and the works of the construction contract according to the market quality standards.
In 2007 ADO SA executed a technical evaluation and a financial appraisal for a portfolio of 8 buildings and 13 retail shops of commercial total floor area 80.000m2 located in three major cities of Bulgaria (Sofia, Varna and Plovdiv).
The assignment consisted of studying of the designs of each building, site visits to assess the existing condition of the buildings, technical evaluation of their status and the financial assessment of their commercial value. There was one delivery of a Technical Report for each building at the end of the assignment.
The total commercial value of the portfolio was € 157.000.000.
